A clear and realistic process, focused on maximising your returns.

We don’t make unrealistic promises. Broken promises destroy trust, damage your brand and reduce client loyalty. Our goal is to help you cover all running costs (mortgage, utilities, condominium fees, maintenance, taxes, etc.) and generate profit through short-term rentals, building a stable income over time. To avoid unrealistic expectations, we estimate together with you the potential yield of your property based on the key factors that influence a tourist’s choice.

1. Valuation and estimate

Location

Visitors come to Rome to see its monuments: the closer your property is to the Colosseum or Trevi Fountain, the higher the rates. The further away from points of interest, the lower the nightly price.

Condition

A recently renovated apartment with tasteful interiors (paint, wallpaper, bathroom, entrance door, floors, windows, lighting, etc.) is your winning business card on the tourist market.

Services

Your apartment is comparable to a hotel. Essential services (internet, Wi-Fi, air conditioning, kitchenware, appliances, etc.) must be present, plus some extras. Additional services increase the value of the stay.

Indirect services

The more isolated the property, the lower the price. Tourists stay only a few days and want everything close at hand: metro, shops and parking all influence the value of the stay.

2. Shooting and listing

Once we have defined a realistic income target, we organise a professional photo shoot and publish your property on platforms such as Airbnb and Booking.

3. Booking management

We prepare the property, manage guest communication and offer 24/7 self check-in with digital keys.

4. Cleaning and maintenance

Cleaning team, linen, courtesy sets, welcome gifts and quick interventions by our maintenance team.
